dream home

There are currently 3 mortgage lenders offering 2% cash back to customers applying for home loans. They are

  • Bank of Ireland
  • Permanent TSB
  • EBS / Haven

They each offer the 2% cash back so on a € 300,000 mortgage, € 6,000 is paid to the applicants on drawdown of the mortgage. Handy if you are short a suite of furniture, need a new bed or just want to buy that HD television for the sitting room.

Well those mortgage-seekers can now expand their horizons as another provider has entered this market BUT offering 2½% CASH BACK – that’s 25% more.. which bank you say ?

No not a bank but one of the leading authorised independent financial advisers…

Providence Finance Services Limited trading as the Money Doctor ( AKA John Lowe ) and based in Lower Kilmacud Road Stillorgan Co Dublin has entered the mortgage wars with this offering. Check www.independentfinancialadvice.ie for details.

“I have said all along that when considering these innovative marketing ploys, reflect on the total cost over the full term before accepting a loss-leader style offer” said John Lowe managing director of Providence Finance Services Limited.

“We act for two of the three lenders offering cash back to mortgagors and between the lender’s 2% and our 0.5% from our own fee, 2½% is the total cash back for the applicants. This for customers who are either first time buyers or switchers – moving their mortgage to a better deal – and are borrowing 50% or less loan to value. We also have special deals for clients requiring higher LTV loans.” he added.

The Money Doctor was the first to introduce clinic-style fee-based consultation fees – € 65 for 20 minutes…either face to face, telephone or by email… the average GP spends 7 minutes with their patient and also charges about € 65.

Mr Lowe also a Personal Insolvency Practitioner stated “When clients think about it, if an initial fee is NOT charged, they must understand the only way to earn money from that meeting is to sell the client a product or service. Integrity and independence are of paramount importance. That’s why this fee-based service works. For execution only products, no fees are charged.”
